Cutting out failed areas and replacing asphalt so sealcoat goes onto a sound surface.

Parking lot striping and layout

Restriping existing layouts or redesigning layouts to add spaces or improve flow.

ADA accessible parking

Accessible spaces, access aisles, symbols and signage laid out to current standards.

Fire lanes, arrows and stencils

Curb painting, fire lane markings, directional arrows, crosswalks and custom stencils.

Residential driveway sealcoating

Driveway cleaning, crack filling and sealing for homes and HOA communities.

Maintenance programs

Scheduled sealcoat and striping cycles for property managers with multiple sites.

Plan with confidence

What affects the price

Every job is quoted individually by the provider. These are the factors that usually move the number, so you know what to expect and what to put in your request.

Square footage

Sealcoating is typically priced by area, so larger lots cost more in total but often less per square foot.

Condition and prep

Cracks, oil spots, potholes and raveling need repair before sealing. A lot in rough shape costs more to prepare.

Number of coats and product

Two coats last longer on high-traffic areas. Sealer type and additives also affect price and durability.

Crack filling quantity

Crack sealing is often priced by linear foot or pound of material, so heavily cracked lots add up.

Striping layout

Re-tracing existing lines costs less than a new layout. ADA spaces, stencils and curb painting add cost.

Scheduling and phasing

Lots that must stay partly open need phased work, sometimes on nights or weekends, which adds time and cost.

Planning guide

Protecting asphalt in North Alabama

Asphalt doesn't fail all at once. Sun breaks down the binder that holds the stone together, water gets into small cracks, and freeze-thaw cycles and traffic widen them until potholes and alligator cracking appear. Sealcoating, crack filling and timely repairs slow that process down and keep a lot looking cared for. For property managers, churches, offices, retail centers, apartment complexes and HOAs across Huntsville, Madison and the surrounding area, a maintenance plan costs far less than repaving early.

Striping is the other half of the job. Faded lines make lots confusing and can create problems with accessible parking requirements and fire lanes. Restriping after sealcoating, or on its own every year or two on busy lots, keeps traffic flowing and spaces where they belong. Many pavement maintenance contractors handle sealcoating, crack filling, patching and striping together, which makes scheduling one closure easier.

We don't do pavement work. HuntsvilleSealcoating.com is a free request service run by Voraus LLC. You describe your lot once, and we pass the request to an independent local pavement maintenance contractor, who measures, quotes and performs the work under their own contract. You're never obligated to hire anyone.

Planning a sealcoat project that doesn't disrupt business

Most lots can't simply close for a day, so plan the closure as carefully as the work. Pick your slowest days, tell tenants or members ahead of time, and ask the contractor to propose a phased plan with barricades and signage. Posting notices a few days before work, and again the evening before, reduces cars parked in the way on work day.

Have the lot cleaned of debris and vehicles before the crew arrives, and turn off irrigation in and around the lot for the drying period so sprinklers don't wash out fresh sealer. Leaves, dirt and standing water all affect how well sealer bonds.

Think about the layout before restriping. If you've added a building entrance, changed traffic flow, or are unsure whether your accessible parking count matches your lot size, restriping is the right time to fix it. Bring a site plan or sketch to the contractor, and ask whether line removal is needed when the layout changes.

Licensing, ADA and what to check

In Alabama, general contractors on commercial projects over a certain dollar threshold must be licensed by the state licensing board for general contractors, while smaller jobs may not require a state license. Many cities also require a business license. Ask any contractor about their licensing for the size of your job, and for a certificate of insurance with general liability and workers' compensation coverage.

For striping, accessible parking is governed by the 2010 ADA Standards for Accessible Design, which set the number of accessible spaces based on total parking, require access aisles, and require at least one van-accessible space for every six accessible spaces. A striping contractor should know these requirements, but property owners are responsible for compliance. We don't vet any contractor, and a match isn't an endorsement.

Questions worth asking a sealcoating contractor

  • How many coats, what product, and is it applied by spray, squeegee or both?
  • How do you prepare the surface, including cleaning, oil spots and crack filling?
  • How long until we can reopen the lot to cars?
  • Will you restripe to the existing layout, and check ADA space counts?
  • What happens if rain is forecast for our date?
  • Can you phase the work so part of the lot stays open?
Local know-how

Local factors in Huntsville and Madison County

North Alabama summers are hot and humid, and that sun is what oxidizes asphalt binder fastest. Lots with full sun exposure, which describes most of the big retail and office lots along Memorial Parkway, University Drive and in Research Park, tend to gray and ravel sooner than shaded ones. Winters are mild but not frost-free; freeze-thaw cycles do happen and widen cracks that weren't sealed.

Sealcoat needs the right weather to cure. Most sealer manufacturers call for dry conditions and mild-to-warm temperatures during application and for some time afterward, which is why the main season runs roughly spring through fall. Pop-up summer thunderstorms are a real scheduling factor here; a good contractor watches the forecast closely and will reschedule rather than seal ahead of rain.

Huntsville has grown quickly, with new lots across Madison, Harvest, Hampton Cove and the Research Park area. Newer asphalt generally shouldn't be sealed right away; contractors commonly recommend waiting several months so the surface can cure. Older lots in central Huntsville often need more crack filling and patching first.

Businesses that need to stay open usually want work done in phases or after hours. Churches often prefer weekdays; retail and restaurants often prefer early mornings or overnight. Mention your constraints so the contractor can plan sections and barricades.

Huntsville's mix of property types shapes how jobs get scheduled. Office parks in Cummings Research Park often want weekend work, medical offices may need entrances kept open, and HOAs need advance notice to residents so cars are moved. Large apartment communities usually phase work building by building. Whatever your situation, the more detail you share about access and timing, the more accurate your quote and plan will be. If you manage several properties in the area, ask about a multi-site schedule that rotates which lots are sealed each year, so budgets stay predictable and no lot goes too long between coats.
