Sealcoating questions, answered
Straight answers about sealcoating around Huntsville and about how this free matching service works.
Are you a sealcoating company?
No. HuntsvilleSealcoating.com is a free request service run by Voraus LLC. We pass your request to an independent local pavement maintenance contractor, which quotes and does the work under its own contract.
Is there a cost for using this site?
No. It's free. Contractors may pay us a referral fee. You never pay us anything, and you're free to get other quotes.
How often should a parking lot be sealcoated?
Many contractors recommend every two to three years for commercial lots, depending on traffic, sun exposure and the product used. Your contractor can assess your lot's condition.
How long does sealcoat take to dry?
It depends on temperature, humidity and the product. Lots typically stay closed for several hours to a day or more. Ask your contractor for their reopening timeline.
Can new asphalt be sealed?
Contractors usually recommend waiting several months after paving so the asphalt can cure before sealing.
Do you do driveways too?
Yes. Choose driveway in the form and we'll pass it to a contractor that does residential work.
What about ADA parking spaces?
Accessible parking requirements come from the 2010 ADA Standards. When restriping, confirm space counts, van-accessible spaces, access aisles and signage. Property owners are responsible for compliance.
Can the lot stay open during work?
Often, yes, with phasing. Mention your hours and constraints so the contractor can plan sections.
What should I include in my request?
Property type, approximate size or number of spaces, condition, services wanted, and timing or hours constraints.
How do I stop communications?
Reply "stop" to any email from us or use the contact in our privacy policy, and we'll stop contacting you and stop sharing your request.
Licensing, ADA and what to check
In Alabama, general contractors on commercial projects over a certain dollar threshold must be licensed by the state licensing board for general contractors, while smaller jobs may not require a state license. Many cities also require a business license. Ask any contractor about their licensing for the size of your job, and for a certificate of insurance with general liability and workers' compensation coverage.
For striping, accessible parking is governed by the 2010 ADA Standards for Accessible Design, which set the number of accessible spaces based on total parking, require access aisles, and require at least one van-accessible space for every six accessible spaces. A striping contractor should know these requirements, but property owners are responsible for compliance. We don't vet any contractor, and a match isn't an endorsement.
Questions worth asking a sealcoating contractor
- How many coats, what product, and is it applied by spray, squeegee or both?
- How do you prepare the surface, including cleaning, oil spots and crack filling?
- How long until we can reopen the lot to cars?
- Will you restripe to the existing layout, and check ADA space counts?
- What happens if rain is forecast for our date?
- Can you phase the work so part of the lot stays open?
